Brief Description

The development site is bordered by existing operational industrial businesses, private residences, local car parking and the Zillmere Train Station.

The primary objectives of the project for LANDY were to complete the demolition of the existing industrial sheds, structures and dwellings, as well as complete the full civil works package for the industrial land development. The project comprised of 2 x warehouses containing multiple future tenancies.

Project Statistics

The project involved 35,000 m³ of bulk earthworks completed via cut-to-fill operations, the installation of 600 metres of stormwater drainage infrastructure, and the placement of 9,600 tonnes of compacted gravel to establish a stable and compliant foundation for future works.

Challenges

LANDY Developments managed a range of site and coordination challenges throughout the project. Early works uncovered unknown stormwater infrastructure that required removal and triggered design changes, while delayed service connection cutovers and Brisbane City Council approvals for revised stormwater design further impacted progress. The team addressed unsuitable subgrade conditions across multiple areas of the site and worked through extended periods of inclement weather. Delivery was also complicated by limited access due to ongoing works by other subcontractors, requiring careful sequencing and coordination to maintain momentum.

Unexpected change due to inclement weather:

  • Additional 100mm gravel layer was instructed to be provided to building pads A & B – dropping overall BEL by 100mm. This was to provide a weather-proof pad prior to steel/roof installation

Communication was proactively managed throughout the project via daily on-site pre-start meetings and weekly subcontractor coordination sessions, ensuring alignment across all trades. Weekly status reports tracked construction progress, while informal site discussions supported real-time issue resolution and opportunity identification. Site instructions were confirmed and documented through email correspondence, maintaining clarity and accountability across the delivery team.

LANDY reached Practical Completion January 2025
