Brief Description
The development site was bordered by operational industrial businesses, Fairfield Road, Council parkland, and Rocky Water Holes Creek.
LANDY Developments was engaged to demolish existing structures – including large industrial sheds and an eight-storey high-rise – and deliver the full civil works package for the industrial land development, which comprised a single large warehouse with ancillary office space. Works included the removal of 40,000 m³ of uncontrolled fill, importation of 70,000 m³ of clean fill, and remediation of approximately 5,000 m³ of asbestos-contaminated material.
The team installed 800 metres of stormwater drainage, placed 8,000 m³ of gravel, coordinated with retaining wall, water, and sewer subcontractors, and repurposed crushed concrete from demolished structures into engineered fill.

Challenges
Challenges/delays included:
LANDY Developments navigated a range of site, design, and environmental challenges throughout the project. Inclement weather impacted large portions of the program, contributing to delays alongside asbestos remediation and the discovery of uncontrolled fill. The team adapted to a revised sewer design – significantly deeper than tendered – by adjusting earthworks methodology to keep all options open and minimise rework and over-excavation. LANDY also continued works around an existing Energex transformer while a design solution was finalised, and addressed unsuitable subgrade conditions across parts of the site. Delivery was further complicated by the need to coordinate with multiple subcontractors, which limited access and required careful sequencing to maintain progress.

LANDY Developments maintained strong on-site coordination and communication throughout the project, holding daily pre-start meetings and weekly subcontractor sessions to ensure alignment across all trades. Weekly status reports tracked construction progress, while informal on-site discussions helped resolve issues and identify opportunities in real time. Site instructions were confirmed via email correspondence, supporting clarity and accountability across the delivery team.
